Douglas County 10% occupancy tax will be added to all Nevada reservations, 12% to California reservations, $3/day Heavenly Village rentals and 20% to Costa Rican rentals. Sorry, but we no longer accept American Express.

Deposit: ALL reservations require a conditionally refundable guarantee of $250 to $500 as well as a credit card to be held for additional security/damages. Deposits are automatically refunded 3-4 weeks after departure and depending on your credit card company it can take an additional 5-10 business days for them to process refunds. Please wait until that time frame has passed until inquiring about all deposits as we are unable to track anything until after that time has lapsed. If you pay your deposit by check, we use our bill pay system to refund deposits and they are often mistaken as junk so please watch for it in your mail and allow sufficient mailing time after the 3 week deadline. The checks are invalid after 30 days so if there is an issue with the refund please let us know.

RENT IS DUE 60 DAYS PRIOR TO ARRIVAL, 90 DAYS FOR HOLIDAY RESERVATIONS, IN FULL. THE CREDIT CARD PROVIDED AT TIME OF BOOKING DEPOSIT WILL AUTOMATICALLY BE CHARGED FOR THE BALANCE DUE AT THE 45 OR 60 DAY POINT. IT IS THE TENANT'S RESPONSIBILITY TO COMMUNICATE ANY ALTERNATE PAYMENT ARRANGEMENTS, CHANGES, MODIFICATIONS, CANCELLATIONS OR OTHER SITUATIONS WHICH MAY OTHERWISE AFFECT THE COMPLETION OF RENTAL TERM RESERVED. ANY CHANGES MUST BE IN WRITING AND AGREED TO UPON BY BOTH TENANT AND MBNA MANAGEMENT. NO CHANGES RECEIVED VIA EMAIL, FAX OR PHONE WILL BE DEEMED AS ACCEPTABLE FORMS OF MODIFICATION OR CANCELLATION. DEPOSIT IS 100% REFUNDABLE IF RESERVATION IS CANCELED BY DATE STIPULATED ON THE DEPOSIT INVOICE AND/OR RENTAL CONTRACT.

CANCELLATIONS MADE PRIOR TO OR ON THE DESIGNATED CANCELLATION DATE WILL BE REFUNDED IN FULL. CANCELLATIONS MADE AFTER THE CANCELLATION DEADLINE TENANT WILL FORFEIT 100% OF ALL PAID FEES UP TO THAT POINT. THERE ARE NO EXCEPTIONS TO THIS CANCELLATION POLICY FOR ANY REASON. PLEASE CALL FOR TRAVEL INSURANCE. THE QUOTED FEES RATE IS CONFIRMED UPON RECEIPT OF THE RESERVATION DEPOSIT. KEY AND ENTRY INSTRUCTIONS WILL NOT BE PROVIDED UNTIL THE RENTAL CONTRACT IS RECEIVED -SIGNED AND DATED. IF CANCELLATION IS MADE WITHOUT THE CONTRACT RETURNED, SAME STIPULATIONS APPLY WITH REGARDS TO THE REQUIREMENT OF WRITTEN NOTICE OF CANCELLATION: MUST BE IN WRITING, RECEIVED US MAIL ON OR BEFORE THE DEADLINE DATE STATED IN THE RENTAL AGREEMENT. PHONE CALLS AND/OR EMAILS WILL NOT BE ACCEPTED FOR CANCELLATIONS. ALL CANCELLATION LETTERS MUST BE FROM THE INDIVIDUAL LISTED ON THE AGREEMENT - NO EXCEPTIONS!

LAST MINUTE RESERVATIONS (non-holiday reservations made within 45 days of arrival, 60 days for holidays) REQUIRE SECURITY DEPOSIT PAID IN FULL AND ALL RENTAL, CLEANING AND TAX FEES PAID IN FULL. LAST MINUTE RESERVATIONS ARE 100% NON-REFUNDABLE ONCE PAID.

Smoking: All of our units are non-smoking. Any evidence of smoking insde the units, butts dropped on the grounds surrounding the house, the decks, the driveway, inside the garage, etc., you will forfeit your entire deposit.

|
Keys: $100.00 is charged for lost or missing keys for lock change and re-copying of all keys.
|
|
|
Check-in: For all reservations, check-in is 4:00. No early arrivals without prior written authorization from MBNA Management.
|
|
|
Check-Out: is 10:00 AM. No late departures without prior written authorization from MBNA Management.
|
|
|
Early and/or Late Departures will be assessed $100 for the first half hour and $50 per half hour thereafter.
|
|
|
Cleaning: All properties are considered Housekeeping Units. A cleaning fee is charged on each reservation. Guests are required to tidy-up and leave the unit in the neat and orderly manner as they were given it. If there is evidence of extra cleaning required due to occupancy not authorized, excessive messiness, check out procedures not followed pertaining to cleaning you will be charged for the additional cleaning and/or damages. Routine cleaning after a guest departs includes kitchen and bathroom cleaning, vacuuming, dusting, linen change, restocking of paper products and trash bags and washing of all linens. Any excess cleaning which needs to be done will be performed at an additional charge at the tenant's expense. PLEASE READ AND ADHERE TO THE HOUSEHOLD RULES POSTED IN THE UNIT YOU RENT. ANY ADDITIONAL REQUIRED CLEANING WILL BE CHARGED AT A RATE OF $25/HOUR PER CLEANING PERSON.

Pets: Some are allowed in the lodgings. Please call find out WHICH properties accept pets and under what conditions. Written authorization from MBNA Management is required before pets are allowed at any unit. Unauthorized pets will result in total forfeiture of your deposit. Any cleaning up after pets will be charged against your damage deposit and/or credit card.

Maximum Occupancy/Code Violations: Rules will be strictly enforced. If the allowed number of occupants for the unit is exceeded or proposed occupancy provided by tenant is exceeded, tenant will be liable for additional rent and cleaning which will be charged to their credit card or deducted from their security deposit or they may be asked to vacate the unit. If we receive notification from authorities of law enforcement, fire or other emergency personnel called to the house for disturbances you will forfeit your entire deposit plus incur any fees associated with any fines being levelled against MBNA Management, Inc.

Telephones: Are available in the units for your convenience for local calls within the Stateline-South Lake Tahoe area, depending on location of the home. Long distance calls are restricted and guests must use a credit card or calling card to place calls. Guests accepting collect long distance calls to the unit will be charged a $20.00 service fee per call.

|
Parking: Limited to onsite parking only. Please refer to the household rules for the approved parking for your unit.
|
|
|
Firewood: Units are not provided with firewood. It can be obtained from local markets at reasonable rates.
|
|
|
House Rules: Each unit has a separate set of house rules set forth applicable to that house. By agreeing to rent the property and accepting the keys, you are therefore agreeing to adhere to the house rules. A written copy of all house rules is emailed with your entry instructions prior to your arrival and additional copies can be obtained by calling our office. They are also posted in each individual unit.

It is tenant's responsibility to notify MBNA Management, Inc., of ANY housekeeping or maintenance problems upon arrival at the unit. Damage reported after departure will not be acceptable as exemption from damage discovered upon the walk through inspection of the unit. If we are not aware of any problems we cannot address them and/or attempt to resolve the issue(s). We reserve the right to have first right of correction of any problems, houskeeping, maintenance or otherwise. There will be no refunds or compensation for housekeeping or maintenance problems. Any items not working prior to tenant arrival, tenant will be promptly notified of such items as soon as they become apparent.

Amenities: Each house is provided with sleeping arrangements that will accommodate the occupancy stated for the house. A maximum of 2 bath towels per person of stated occupancy are provided. If tenant uses additional towels your security deposit will be charged for the additional cleaning. If for some reason furniiture becomes unavailable due to repair or other reason, we will provide alternative furnishings or beds on a temporary basis. We reserve the right to modify the sleeping areas, furnishings, appliances, game tables and bedding as necessary to maintain the continuity of the home.
Rate Specials: On occasion we will run special reduced rate specials. If we run a reduced rate special within 30 days of your original reservation date, we will honor the newly reduced rate only at the tenant's request. If the special is run more than 30 days past the date of booking, any reduced rate specials will not be applicable to your reservation.

Relocation: In the event MBNA has to relocate your stay to another house due to circumstances beyond their control, MBNA will relocate you to a home similar in amenities to the one originally rented. If guest elects to stay in a hotel versus said original home, MBNA will reimburse only the original cost of the nightly rate paid by the tenant upon the initial reservation plus any applicable taxes. We are not responsible for any cost of the alternate lodging above and beyond the original nightly rate paid to MBNA. Each substitute home is at the sole discretion of MBNA for suitability. If MBNA is unable to locate a sufficient location, we will refund your stay in full. In the event of a full refund, we will not be held responsible for damages due to the relocation, extra rents required by the tenant for their relocation , additional taxes and/or cleaning, etc. There are no refunds due to power outages, bad weather, closed roads, etc.
